The shelter is located at an altitude of 1.200m next to the Oiti National Park, just 300 meters from the beautiful village of Pavliani. It is surrounded by walnut trees, oak trees and its view is stunning as it overlooks the entire mountain up to the sea and has an amazing sunset. Guests can enjoy the pond and the large green garden. It also offers easy access to Parnassos mountain and its two ski resorts as well as the archaeological site of Delphi. The village of Pavliani is an ideal base for exploring the national park and participating in outdoor activities, such as hiking on the forest trails, cycling etc. Athens is only 2.5 hours by car, Amfikleia 30 minutes by car and Bralos train station is 20 minutes by car. The shelter is powered by photovoltaic panels but it can be connected to electricity as it has a building permit from the year 2011. It would be suitable for private use (as a holiday home) or for business use (hotel - rooms) for retreats and related events throughout the year.
The stone shelter is located on a farm of 4.500sqm and consists of two buildings total of 225 sqm, a tree house and a lake in the surrounding area. The first building is 125sqm and
consists of a ground floor, 1st floor and an attic. The ground floor offers 2 bedrooms and 2 bathrooms. The first floor offers a large living room with a large terrace, an impressive fireplace, incredible view, a separate large equipped kitchen and a cozy attic that function as a 3rd bedroom. Circulation between the floors is by internal staircases.
The second building is 100sqm, underground (cave like) and independent. It consists of 3 equipped master bedrooms of which 2 are double and the other triple.
In front of the cave like building there is a lake (swimming pool) measuring 15 m X 8 m, integrated into the environment and suitable for swimming.
The treehouse is independent and includes 1 bedroom with 1 bathroom and space for a sofa bed so it can accommodate 3-4 people.
The real estate fee to our office, in the case of buying and selling the specific property, amounts to 2% (two percent) of the total real value of the main contract plus the statutory VAT (24%), or in the case of leasing the brokerage fee is equal to one month’s rent plus VAT (24%).
When viewing properties, it is necessary to present a legal form of ID, as well as the A.F.M. (TAX number) of the interested buyer based on Law 4072/11.4.2012.
